Master Homes will build your house plan or one of our house’s using one of these Lot/Land options:

  • On the lot that you own or purchased (See below for details)
  • On an available lot in the area where you want to live.
  • On a lot available in a Subdivision where you want to live, providing the house plan you have chosen meets that Subdivisions criteria.
  • On a lot in a Subdivision where we are currently building.
  • Virtually anywhere in North or South Carolina that makes sense for all parties.

GETTING STARTED ON YOUR LOT

It’s a good idea to evaluate a few things regarding your land before getting started. For your convenience we have listed a few items that may warrant your consideration.

  • Access: Your land should have frontage along a public road or street. If it does not, you should have a right-of-way to provide appropriate access that meets all lender criteria should you require financing.
  • Electrical Service: Contact the power company serving your land to verify that there are no issues with respect to providing you service. You can also get a statement of fees that may need to be paid in acquiring service.
  • Sewage Treatment: If your land does not have access to public sewer, you must verify that your land conditions are suitable for a private system. This is typically done by your local Health Department (this process is generally known as a “Perk Test”). This should be performed early on as the number of bedrooms allowed for your new home may be determined by your actual soil conditions determined from the Perk Test.
  • Survey: You will need a boundary survey of your land for your lender, should you require financing. Many localities also require a survey to be included with your building permit application. If your lot is within a platted subdivision, a copy of the subdivision plat may suffice. If you need to have a boundary survey done, it would be a good idea to first have any septic system drain field marked so that your surveyor can “locate” it on your plat.

 For your convenience Master Homes can help you with an estimated cost of your site work, which are in addition to the cost of the house. We will need to fill out a brief questionnaire about your land so we can generate an estimate of the site costs to prepare your land for building. Your Master Homes representative will work with you every step of the way through the site preparation process.
